Don't try to get a loan with bad credit. Instead, think of other ways to get the deal done. Find your killer deal, then start with another investor and sell to him, agree upon what you will get paid based on your find, then use the assignment to hand it over to him with your $10,000 fee included in the closing costs for being smart enough to get a killer deal in the first place.
